What slows a sale down, and how we fix it
Most delays come from the same handful of problems. They usually surface once the buyer's solicitor starts asking questions, when everyone is waiting on everyone else. We look for them before your seller goes to market.
Missing sign-offs
An extension, loft conversion or new windows turn out to have no building regulations sign-off or FENSA certificate.

We check the council records and installer registers before launch and chase the paperwork, so there's time to sort any gaps before a buyer is involved.
Leasehold information
Managing agents can take weeks to send the leasehold information, and the buyer's solicitor can't move far without it.
What we do
We contact the managing agent as soon as your seller signs up, so the wait happens while the home is on the market.
Title and boundary questions
The title plan doesn't match the garden, or there's a right of way or covenant nobody mentioned.

We pull the title register and plan from HM Land Registry at the start and flag anything that looks out of line.
Rushed questionnaires
Sellers often leave the property questionnaire until after the offer, then guess at the answers they aren't sure of.

Matthew goes through it with your seller at the home visit. Anything they tell us is marked as declared, so the buyer's side knows where it came from.
Lost certificates and guarantees
Gas safety records, electrical certificates, boiler services and damp or cavity wall guarantees go missing over the years.

We gather what your seller has and request copies of the rest from installers and guarantee schemes.
Slow searches
Local authority searches can take weeks in some areas, and they only start once a buyer's solicitor orders them.

Your seller can have searches added at cost, so they're under way before an offer comes in.
Every item in the pack is marked as verified, declared by your seller, or still outstanding, so you and the buyer's solicitor can see where things stand from day one.
The process
How it works
When you take on a new instruction, send your seller your HomeVerifi link. Matthew calls them, explains the service and takes it from there. You get updates as the pack comes together, and a copy when it's ready, usually within ten working days.
We pay a referral fee for every seller who goes ahead.
